We are selective, because a site that cannot succeed wastes years for both sides. This is what makes a field worth a conversation.

The site

Six things we check before we write.

Location
Adjoining a village or town with a school, a shop or a bus service. Fields cut off from a settlement rarely succeed.
Size
Two to sixty hectares (five to 150 acres). Smaller parcels can work where they round off a settlement edge.
Access
A frontage to a public road, or a neighbour willing to grant one. No access, no application.
Constraints
Outside the functional floodplain. Green Belt land is not excluded, but it needs a stronger case and more patience.
Planning status
No permission needed. Land already allocated in a local plan is welcome; land with a live application is usually better served by its current advisers.
Regions
Hertfordshire first, then Bedfordshire, Cambridgeshire, Essex and Buckinghamshire.

What we do not need

No plans, no surveys, no decisions.

If you think your field might qualify, a field name and a rough location are enough for a first conversation.

We do the mapping, the searches and the assessment ourselves. You do not need to have spoken to the council, and you do not need to have decided whether you would ever sell. Many of the owners we work with started with a conversation they expected to say no to.
