We work with landowners whose fields sit at the edge of a village.

Harewell Land is a strategic land promoter based in Hitchin. We take land with development potential through the planning system at our own cost, and we share the outcome with the owner.

01
What a land promoter does

We obtain planning permission on your land. You keep the land until it sells.

A promoter pays for the planning work, carries the risk of refusal, and is paid only when consented land is sold.

Most fields at the edge of a settlement will never be built on. A few will, because the local plan needs homes and the site makes sense. Finding out which is which takes planning expertise, surveys, consultation and several years. That is our work.

We do not buy your land at the start, and we do not build houses. When permission is granted, the site is sold to a housebuilder in an open process. You receive the larger share of the proceeds. We receive our costs back and an agreed share of what is left.
